We purchased our home through Sam Azar of Fathom Realty Elite for over $575,000. Within days of possession we discovered structural damage that was never disclosed in the Seller Property Disclosure Statement. The defective gate lock caused physical injury to my hand. Sam personally recommended his "number one" inspector who failed to report the obvious damage in writing — then later attempted to cite exemptions after already acknowledging and attending to correct it. After possession Sam acknowledged the defect himself and made two written promises to arrange repair — December 2025 and January 2026 — neither of which were ever fulfilled. Ten months of deliberate stalling caused our repair estimate to expire, compounding our financial losses. Sam's own text messages refer to the seller as "my seller client" — which tells you everything about whose interests he was actually serving during our $575,000 transaction. When we escalated to Fathom Realty Elite, the brokerage failed to take any responsibility despite their direct supervisory obligation over their agent's conduct. Fathom Realty Elite is equally implicated in the fraud, negligence, and unethical practices that caused our military family financial harm and personal injury.
